Garage Door Installation and Replacement

Where California's wildfire building rules apply, a new garage door has to close with no more than a 1/8 inch gap at the bottom, sides and top, so embers cannot slip in. Many hillside streets here sit in those mapped zones.

Why does a new door here need a tight seal?

Because much of the hillside edge of Santa Clarita is mapped Very High fire hazard on LA County's own layer, and new work in mapped zones must hold the gap around the door to 1/8 inch. Tested weatherstripping, a door that overlaps the jambs and header, or metal flashing can all get there. The flat core of Valencia and Old Town Newhall carries the least mapped hazard, so we check your address rather than assume. Wind is the other test: Santa Ana gusts run near 50 knots below passes and canyons, and DASMA notes the garage door usually fills the biggest opening in a house.

Is it time to replace the whole door?

It is when the sections themselves are failing, not just the hardware around them. Springs, cables, rollers and openers can all be swapped on a sound door. These are the signs Santa Clarita owners see that point past a repair.

Cracked sections

Fatigue, cracks or skins pulling apart are on DASMA's inspection list as section failures, and they rarely repair cleanly.

Sagging when open

The industry standard limits sag to 1/120 of the door's width. A section bowing past that is worn or missing a strut.

Daylight under it

A closed door should rest on the floor with no gap. Warped bottom sections stop new seals from closing it.

Wind damage

A section pushed in or pulled out by a strong gust, which often bends track and brackets with it.

Added weight

Layers of paint and add-ons make a door heavier than its springs were sized for, which shortens their life.

Wrong look for the HOA

A style or color the association no longer accepts can force a change even when the door still runs.

How it goes

From measuring to the first cycle

1

Pick a style

Tell us what you have in mind for your Santa Clarita home: steel, wood or wood-look, glass and aluminum modern, carriage house, or custom, plus any HOA rules.

2

Measure

We measure the opening plus headroom, sideroom and backroom, check the framing, and give a written price for the door, hardware and labor.

3

Schedule

Once the door arrives we set a date anywhere in Santa Clarita. The old door, track and springs come down on the visit when the new one goes up.

4

Balance

New springs are wound for the new door's weight, the seals are set, and we run full cycles with the opener before we hand it over.

HOA homes

Does the HOA have to approve a new door?

If its governing documents require approval for exterior changes, yes, and California law shapes how it decides. Civil Code 4765 calls for a written decision, reasons and a way to ask again if the answer is no, a stated maximum time to respond, and good-faith rulings that are not arbitrary. Master-planned Valencia goes back to a 1965 plan built around paseos, and California has more community associations than any other state. So get the style and color cleared first; we can supply the door details the committee asks for.

On every install

A door hung as one system

The panel is only part of the job. DASMA notes that how the track and jambs fasten to the house framing matters as much as the door itself in high wind, and a new door's springs must match its weight. We also check the opener: California has barred hooking a replacement door to an opener without a battery backup since July 1, 2019.

Garage door work in Santa Clarita

Six kinds of garage door jobs, each on its own page with the parts involved, the warning signs and what a visit looks like.

01

Choosing a door

Only if it has a battery backup and passes California's reverse test on a 2-inch object. State law bars connecting a replacement door to an opener that lacks either one, no matter how old it is. If yours falls short, see our garage door opener installation page; doing both on one visit saves a second trip.
Yes, along with steel, carriage house, modern and custom doors. Glass and wood doors can weigh more than a plain steel door, so the springs and opener are sized to the door you pick.
By one widely cited measure, yes: Zonda's 2025 Cost vs. Value report, as reported by Clopay, put garage door replacement first for return, recouping 268% of its cost.
For an attached garage that shares walls with living space, often yes; our garage door insulation page covers the options and the numbers.
Only if your home sits in a mapped wildfire hazard area where that chapter of the code applies. Much of Santa Clarita's hillside edge does, while the flat center of Valencia and older Newhall mostly does not. We look up the address before ordering and choose seals or flashing that meet it where needed.
02

Install day

A wind-rated door carries a permanent label naming the maker, the model, its positive and negative design pressures, the installation drawing and the test standard. Keep it on the door; it shows what the door was built to resist.
Major makers such as Clopay, Amarr and Wayne Dalton, among others. Clopay belongs to Griffon, Amarr to Assa Abloy and Wayne Dalton to Overhead Door, so most doors come from a few large companies.
Door systems are designed for at least 10,000 open-and-close cycles under the industry standard, which treats a home door as one that sees under 1,500 cycles a year.
Low headroom track and spring kits exist for tight garages, so we measure headroom before choosing the hardware.
Yes. The old sections, track and springs leave with us on install day, and the springs are unwound safely before anything comes down at your Santa Clarita home.
