Plan area

What lies inside the community line?

Houses, hills and three bodies of water. Los Angeles plans the area as the Granada Hills-Knollwood community, with a plan meant to keep its single-family neighborhoods and open space, and we cover every street in it.

Van Norman lakes

The lakes sit inside the line on the east side. The Los Angeles Dam, built there in 1975-76 to replace the quake-damaged Lower San Fernando Dam, came through 1994 almost unharmed.

Mission Point

A summit the federal names database places within the community, above the northern streets.

Bee and Bull canyons

Two canyons the federal names database places on the hillside side of the community.

Yarnell Debris Basin

A debris basin the same federal map puts inside the community line.

After Northridge

Did the 1994 quake hit this neighborhood hard?

Yes. A USGS report mapped building inspection tags by Census tract and found that Valley damage bunched in three places: Granada Hills, Northridge and Sherman Oaks. The main shock's epicenter lay about 4.9 km from the community line. USGS also maps the Mission Hills fault zone across the neighborhood for roughly 9 km, with the Northridge Hills fault about 0.5 km away. FEMA counts lightly braced garage fronts among the repeat weak points in quakes. When a door binds in its opening, we check whether the cause is the door or the frame around it.

Before a new door

Why check the opener before a replacement door?

Because on an older house the door you order is only part of the job. With 83.8% of homes in the 91344 area built before 1980, plenty of Granada Hills garages still run an opener from another era. California law bars hooking a replacement door to an opener without battery backup, a rule in force since July 1, 2019, or to one that fails the reversal test on a 2-inch block. So before quoting a new door we look at the opener, the jambs the track will fasten to, and the springs, which must be sized to the new door's weight. You see all of it in one written price.

  • Opener checked for battery backup
  • Reversal tested on a block
  • Jambs checked for solid framing
  • Springs sized to door weight
  • One written price up front
  • Old hardware left for you

Granada Hills garages

Yes, every street in the community is, from the flats up to the hillside blocks on the north edge.
It is the City of Los Angeles community plan for the area, updated with Sylmar's, and aimed at keeping single-family neighborhoods and open space while placing new housing near the main commercial corridors. It sets land use, not door hardware.
Not automatically. If it has battery backup and passes the 2-inch reversal test, a new door can stay on it; if it fails either, California does not allow the hookup. Choices for a new unit are on our opener installation page.
Yes; USGS maps traces of the Mission Hills fault zone, a reverse fault, across it, and lists its slip rate as unspecified.
Parts of the hillside strip on the north side are mapped Very High on the County's layer, while point checks at Chatsworth Street near Balboa Boulevard and in the Knollwood plan area near the 118 return none. Old fire outlines cover pieces of the community too: the 1942 Autry Fire about 8%, an unnamed 1964 fire about 7%, and the 1916 Tunnel Fire about 4%. We look up the address before ordering a new door.

Working with us

A 19-acre fire that CAL FIRE lists as starting on January 10, 2025, north of Meadowlark Avenue; the LA City Fire Department contained it the same day, and the cause was under investigation.
Yes. In the 91344 area, 48.7% of renter households rent a detached house, so tenants often have a garage door to deal with. We give the written price to whoever pays and start once they agree.
It does, because DASMA lists a door that has gained weight, from paint or add-ons, as a cause of shorter spring life. When we suspect it, we take the spring load off and weigh the door on a scale, then size springs to that weight. More on our spring replacement page.
A closed door should rest on the floor with no gap, so it is either a worn bottom seal or a door sitting crooked in its tracks. Our bottom seal and track repair pages cover both.
Yes, every visit ends with a balance check, a reversal test and a full cycle of the door.
